·        The HOA Website has been consistently updated to reflect all ongoing changes and reference information. (www.eaglelakeeasthoa.com).


·        We have continued from the prior year to maintain open communications via Board Meetings and Next Door and have encouraged a friendly and open atmosphere at Board Meetings.  However, we discovered that Facebook (FB), Twitter & Instagram were ineffective over the term and that very few homeowners were interested in these social media vehicles based on lack of responsiveness (due to actual feedback and media “hits”).  We initiated our own FB site, exclusively focused on our community entitled “Eagle Lake East / North Neighborhood Updates” late in the term.


·        Board and Committee responsibilities were established at the start of the term and posted on the HOA Website in an effort to streamline activities and focus on essential position duties.  This was also both emailed & mailed out to the homeowners by SCPM.


·        The ARC Chairperson continued to do a great job of turning around ARC Forms very quickly, while trying to be flexible when using the very rigid CC&R guidelines that need to be followed.  The personal approach which was used, helped to expedite the progress, while helping guide the homeowners though the process.  The ARC has been trying to be flexible with the approval of ARC forms, with the support of the Board, since the CC&R’s are extremely rigid, inflexible and in some places ridiculous.


·        We implemented the flexibility of being able to choose any combination of any approved house paint colors on the HOA Website, subject to ARC approval.  The details of this appears on the HOA Website.  This includes the addition of new approved house colors.


·        The Board also added a few new Roof colors as approved colors, as can be viewed on the HOA Website.  Since availability of approved colors is very limited these days, we have been considering new variations and the ARC has been flexible in approving “like” colors.


·        The Neighborhood Watch finally got back on it’s feet as a result of the purchasing of 11 new signs (which includes “No Solicitation”) which are currently being installed at various locations in the community (subject to City ordinances).


·        The Violations Committee regained presence after a couple of years of little interest, thanks to the Committee Members who volunteered to make it happen.  We added a spreadsheet to the HOA Website “Violations with regard to CC&R Sections” as a guide to both the Violations Committee and the homeowners.


·        The Board and SCPM did a good job of maintaining the community landscaping (to include signs, lights, flowers, stones, bricks, etc.), working with the appropriate contractors on a timely basis to resolve all related issues.  This includes the area where the Pond Dock used to be at Benton & Russo, which became an eyesore after being removed.  Areca Palms were planted at that location.


·        The Board sponsored a Community Garage Sale on November 11th which was communicated via a Flyer on the HOA Website and Next Door well in advance of the event as well as placing banners at the two main community entrances.  However, this will also be communicated this year via email and mail to encourage expanded support.


·        There were two fountains installed to Pond #3 as a result a lot of time and effort, since Pond#3 has been by far the worst Pond in our community.  The aerators have not been effective enough to keep the water moving and keep it clean, so as a result of local subject matter experts, the decision was made to finally do something about it.


·        Near the end of the term, the Board voted to begin to email and mail HOA meeting minutes out to all of the homeowners (6x per year) in order to keep everyone informed on HOA business.


The experience, chemistry and personalities of the board members significantly helped in driving ongoing progress for a group who are simply volunteers, but who care about their community.
