Note:  The following can be verified via past meeting HOA minutes and the website.

Generated all meeting agendas and minutes with SCPM, in conjunction with feedback from the Board.

·      

Facilitated all HOA Meetings, as opposed to having SCPM do so, which had been the case for the past few years. Implemented a practice of informal Robert’s Rules of Order for agenda format, in order to simplify the process, while still maintaining control and effectiveness.

·      

Established and maintained pleasant and constructive HOA Meetings.

·      

Started Introducing ourselves as Board Members and asked participants to introduce themselves at Board Meetings, to create a more comfortable meeting atmosphere.

·      

Established the prioritizing of activities to include the

removal of those activities which have not gained traction or interest.

·      

Posted all meetings and related activities on both Next Door and Facebook on a regular basis.

·      

Added the posting of selective activities on new Twitter and Instagram sites.

·      

Coordinated contents of proposed Voting Package, distributed to homeowners from SCPM.

·      

Changed the HOA meeting location to a more comfortable and friendly environment.

·      

Modified and set up signs for all meetings, to include CC&R voting.

·      

Coordinated the review with SCPM and Board on outstanding violations, and eliminated those that were felt to be insignificant (homeowners advised, but reminded to follow the CC&R’s).

·      

Promoted CC&R voting via social media, signs, summarized CC&R’s (to facilitate review, working with SCPM) and contacted all owners by mail, and also 163 owners who had email on file. However, outcome was not good, since only 111 votes were received out of the 220 required (out of 334 total).

·      

Introduced “Live Stream” video conferencing to provide remote meeting connections (though this still needs improvement).

·      

Revised the entire HOA Website to also include adding a Monthly Meeting Agendas & Minutes page, a President’s Communications page, a Website Quick Tour page (tutorial), a Neighborhood Watch page, a Board and SCPM Responsibilities page, a City of Melbourne Contact Information page, and this

page (for those who might be interested).

Provided direct interface to all homeowners questions and concerns via email and Next Door on a timely basis; addressed all applicable issues to SCPM for timely action.

·      

Improved and maintained a positive working relationship with SCPM.

·      

Coordinated community activities with SCPM and Board to include Neighborhood Power Washing, Garage Sale, Landscaping, Tree Trimming, Holiday

Decorations, Perimeter Fences & Signs Cleaning, Lake Aerator Issues, Broken Well Pike Repair, 2022 Budgets, etc.

·      

Encouraged face to face on-site reviews with homeowners in support of approving ARC requests.

·      

Recently established an HOA Strategy Team Committee whose purpose will be to create a structured, but creative vision for the community.

This is to include improvements needed annually with cost projections, project routine maintenance costs, assess future initiatives with community recommendations and support. Projects will not be funded unless already projected in the budget, unless new funding is proposed and justified. Will add sub-budgeting to the annual budget to better understand the anticipated breakdown of expenses.

Projects & activities will consider projected cost, value to the community, time frame to complete, and ownership.
